Abstract

There are clauses permitting variations in all standard forms of building contract. Variations usually happen in most building projects, and the chance of any contract being completed without any variation to the works is relatively low. This chapter summarises the ‘Contract Documents’ under each of the Joint Contracts Tribunal, JCT 2016 Contracts. New Engineering Contract, NEC4's compensation event procedure shares many of the characteristics found in JCT 2016 contracts, in terms of the contractor giving prior notifications and providing quotations for the varied work. The chapter also summarises the contracts' acceleration provisions. Few standard forms of building contract include provision for bonus clauses as a standard option. Bonus clauses are usually written into contracts if the employer wishes to provide an incentive for the contractor to complete a particular task in a way that exceeds his ordinary obligation under that particular contract.
