Record Modeling Specification and Process Considerations
Abstract
Although building information modeling (BIM) has long been utilized by design and construction professionals, there is a rising demand from owners for its use for facility management through Record Modeling. This study examined industry practices in Record Modeling through a review of specifications from public and private organizations in the building sector across the United States. Two primary types of Record Models were identified: design-intent and as-built construction. These models were tied to distinct designer and contractor responsibilities and varied in their levels of development (LOD) and processes. The research team conducted a workshop with owners and contractors to refine these insights further and discuss key considerations in Record Modeling by owners. The results showed that the owner's organizational and operational needs influence the selection of the Record Model, its specifications, and processes, aiming to balance the costs of its creation and maintenance with the value it delivers for facility management.
