Abstract

This paper investigates the intersection of blockchain technology and real estate, focusing primarily on developments in the Netherlands while incorporating insights from international research. The study builds on earlier efforts, such as the 2017 exploration of blockchain’s impact on Dutch real estate and subsequent global studies. It highlights the establishment of the Foundation for International Blockchain and Real Estate Expertise (FIBREE), which has facilitated two key initiatives: the Industry Report Blockchain Real Estate 2019 and a comprehensive database exploring international blockchain-real estate research. Key points are: Objective: The paper aims to analyze scientific publications related to blockchain and real estate in the Netherlands, contextualized within international research, particularly focusing on land registration. Methodology: Data was collected through FIBREE’s Regional Chairs, documenting blockchain products, research outputs, and expert insights. Findings: The research consolidates knowledge on blockchain applications in real estate, with emphasis on the Netherlands, while exploring global trends and expert contributions. Implications: The paper questions whether blockchain will become a mere technological disruptor or a transformative “game changer” for the real estate value chain. Confidence in blockchain is seen as a prerequisite for broader adoption. Future Directions: Key challenges include the pace of blockchain development, its adoption across applications, and the potential for disruptive innovations to reshape traditional markets. The study is significant for its dual focus on Dutch and international perspectives and its contribution to understanding blockchain’s potential impact on real estate practices. It is an international meta-analysis study of blockchain and land registration.
