Abstract
The aim of the study is to analyze the main directions of state land policy in the sphere of socio-economic relations, legal frameworks for development, provision of state support, and implementation of investment projects, taking into account regional specificities. The methodological basis of the study of the research is represented by fundamental principles in the field of land policy under modern economic conditions, the implementation of innovative technologies in land transactions, and investment and socially significant projects for territorial development and increasing the efficiency of using valuable agricultural land. The scientific methods used include cause-and-effect, comparative and system analysis, the method of logical relationships. Results of the study. A comprehensive analysis of the main directions of state land policy in the sphere of socio-economic relations revealed that, based on amendments to legislative documents regulating land relations, support programs for various categories of citizens in terms of land allocation, integrated development, and infrastructure development in remote and underdeveloped territories have been widely developed, helping to attract capital to these regions. An examination of land management functions at various levels suggested that medium-term planning for territorial development will help thoroughly study, regulate, and forecast the direction of land turnover and land transactions, taking into account environmental considerations based on comprehensive research and monitoring of land resource conditions. The analysis showed that the introduction of technological solutions has a positive impact on land transactions. In particular, the digital transformation of cadastral registration and the organization of electronic auctions for the sale of land contributes to a greater openness of market processes and facilitates investors’ access to necessary information. The agricultural sector, industrial production and the development of recreational areas remain the most attractive sectors for investment. The prospects of the study lie in a broader analysis of all factors and conditions of the state land policy in the area of improving the regulatory framework, introducing modern technologies and innovations into the land cadastral registration system, increasing the share of socially significant projects for the rural and urban population, improving the use and protection of agricultural land.
