Why there are no perfect teams, and how to manage a team effectively in the field of renovation and construction
Abstract
Andrii Klubov is a Project Manager in the field of residential real estate renovation and founder of Quality House LLC (USA). He has an engineering degree and practical experience in managing renovation projects. In his work, he operates on the principle that the outcome of renovations is determined not by the composition of individual teams, but by the quality of the organization of the process. The practice of residential renovations in the US and Europe shows that the main failures in terms of deadlines, budget, and quality are not related to mistakes made by contractors, but to organizational gaps: unclear scope of work, lack of criteria for area readiness, unsynchronized deliveries, informal changes, and uncontrolled transfer of work between contractors. This case study describes the approach to contractor management used in Quality House LLC projects. It is based on formalizing roles, scope of work, start conditions, handover of areas, change control, and phased acceptance. The purpose of the case study is to show how systematic organization of the process reduces downtime, repeat visits to the site, and unforeseen expenses.
