The Impact of Broker and Agent Surplus on Sales Performance in the Real Estate Industry: A Case Study of Market Saturation and its Effects on Property Sales in Metro Manila, Philippines
Abstract
This study examines the impact of broker and agent surplus on sales performance in the real estate industry, focusing on market saturation and its effects on property sales in Metro Manila, Philippines. The research utilized a descriptive and regression research design to assess the relationship between broker surplus and sales performance metrics such as lead generation, client acquisition, and property sales conversion. A total of 150 brokers participated in the study, providing insights into their perceptions of market competition, service duplication, and client acquisition strategies. The findings reveal that while brokers are confident in their ability to close deals and convert leads into sales, the oversaturation of the market presents significant challenges. Competition intensity and service duplication among brokers were identified as critical factors affecting their success. However, the regression analysis indicated that market saturation did not significantly impact sales performance, suggesting that personal sales strategies and client engagement practices play a more significant role in success. The study highlights the need for brokers to differentiate their services and improve marketing strategies in a competitive real estate environment.
