Abstract

This research examines the relationship between the location of commercial properties and their rental value in Bauchi Metropolis, with a specific focus on Laushi Shopping Complex and Dr. Suleiman Adamu NIPOST Shopping Complex. Location is a major determinant of property value as it influences accessibility, demand, business opportunities, and the willingness of tenants to pay higher rents. In many urban centers, including Bauchi, disparities in rental values of commercial properties often arise due to differences in location-related factors such as proximity to transport networks, customer traffic, infrastructure, and neighborhood characteristics. This study employs both primary and secondary data sources, with questionnaires administered to property owners, tenants, estate managers, and other real estate professionals. Data were analyzed using descriptive and inferential statistical tools to establish the relationship between location variables and rental values of the selected case study areas. It was the finding of this research that most of businessmen prefer to have the frontage shops space that can be easily accessible regardless of the size of the shop in that location. Inaccessibility affects the rental value of commercial properties in the study area. Also, the nature of relationship that exists between the location and commercial property rental values is directly affected by the neighborhood attribute which determined the rental value of the case study. The findings are expected to show that location significantly affects the rental performance of commercial properties, with properties situated in high-demand, accessible, and strategically positioned areas commanding higher rents. The study concludes that effective consideration of location factors is crucial in property investment and valuation decisions. Recommendations are made to guide investors, property managers, and policymakers in making informed decisions that maximize the economic benefits of commercial properties in Bauchi Metropolis.
